Notice of assessment and how it affects your taxes

I have been receiving a lot of calls regarding my clients’ home values in regards to their assessed value, in some cases going up by more than 50% from their previous assessment last year.

Not to worry as you will be happy to hear that your property taxes will not be changing that much!

Here are 2 links that will take you directly to the Township of Langley website and the city of Surrey website page that explain exactly how they calculate taxes and show how your taxes will NOT be increasing a lot even though your assessed value might have sky rocketed.

2nd Annual Sport Days!

Come join me for a ride on the Remax Balloon on June 28 at the Langley Events Centre located at 7888 200 St in Langley during the 2nd annual Sport days(June 27 & 28). There will be food trucks and beer gardens combined with numerous sports teams battling for 1st place over this 2 day event.

This is a great event for Willoughby &  Clayton residents to get out and have some fun with the family while being an active part of the community.

Cloverdale Rodeo & Fair

Get out your boots and your cowboy hats because the Cloverdale Rodeo & Fair is just around the corner. I grew up in Cloverdale and May Long Weekend (May 15-18) is always a big event for us Cloverdale and Langley residents, Featuring the worlds top Cowboys and Cowgirls in a unique yearly Rodeo that starts on the Friday at 7:30pm with 5 Rodeo performances throughout the weekend with finals on Sunday at 2:30pm.

The Fair also features the West Coast Lumberjack show,Beer Gardens with live band, World Freestyle Skateboarding Round up, Rib Fest for all you BBQ lovers(this is where you will find me), Go kart track for the kids and like always the best part besides the actual Rodeo is Fair Grounds were they have the all the  fun rides and games set up which are great for all ages.  Hope to see you there 🙂

Foodies and Food trucks

If you live in Langley or Cloverdale and you are a Foodie, then you’re not going to want to miss out on the Fraser Valley Food Truck Festival this Saturday at the Cloverdale fair grounds between 11am to 5pm. Entry to this event is only $2 and kids enter free. If you’re new to Cloverdale/Langley area the fair grounds are Located at 176 st & 62ave.

The food truck industry has taken off over the last few years and this event is a great way to get out and try some amazing food with family and friends.

HOME SALES RISE ALMOST 40%

A total of 9,101 residential unit sales were recorded in Vancouver in March, up 37.6 per cent year-over-year, according to new figures.

With home sales being at their highest level since 2007 It may prove more challenging to get into this hot market. Majority of homes are selling within a few days and most of the time they are selling for list price or higher due to competing offers.

More and more sellers are taking advantage of this hot market for detached homes and downsizing into more reasonably priced townhouses that have not seen the level of increase and demand the detached housing market has seen here in the Langley/Cloverdale areas.

This is all being driven by “Rock bottom interest rates and rising consumer confidence” in the strengthening housing market.
